Closing A Short Sale: How to get a Good deal

If you are a pre-foreclosure investor, with a very stiff competition, you will surely observe how extremely difficult to pursue a closed transaction on Short Sale Houses.  In the past, when times are still not that cruel, together with double closings and continuous closings made, closing short sales have been a lot easier.  It is inevitable with the country’s economic turmoil; all business industries are greatly disturbed.  And real estate sector is included.  With the recent credit crisis, mortgage fraud, and serious restrictions with lenders and title companies, closing short sale deals have been almost impossible to occur.  Real estate investors will certainly pass through tough process if they do not have ample resourcefulness to look for new options.

However, there is still one primary and faster way of closing a good short sale transaction without utilizing double closings, hard money, concurrent closings or the very complex land trusts.  This process makes use of back-to-back closings to obtain all short sale deals closed and settled promptly.  The said proceedings have been reliable to be the most efficient way in handling short sale transactions particularly with the current economic condition.  Back to back closings get a short sale transaction and change it into two separate deals.  The first one is when the homeowner who faced foreclosure will sell the house to the pre-foreclosure investor.  On the other hand, the second transaction is when the real state investor sells the property to the end retail buyer.

The easiest and acceptable means for the real estate investor to conduct this kind of transaction is by using an option contract.  The option contract gives the real estate investor a fixed legal interest in the property through an Option Agreement.  This option is still subject for approval of short sale.

By the time the short sale has the approval, the pre-foreclosure investor must undergo the process of second transaction.  And the deal asks the investor to dispose the property to an end retail purchase.  The pre-foreclosure investor can legally sell the property since the person has made an Option Agreement.  This agreement, which should be informed to the local country courthouse for where the house is located, provides the investor the legal right to sell and market the property.

If you attempt to use a back-to-back closing process, the pre-foreclosure investor must make sure that they have all the important papers and proper documentation for compliance purposes.  If such forms are not brought, addendums and notarized signatures, the pre-foreclosure investor risks the transaction not closing on time, or even worse than cancellation of the proposal.

Always bear in mind that closing a shore sale does not have to be a complex process, if the investor is equipped with the right tools and techniques.  Back-to-back closings are the chief and best way to close short sale deals in today’s time since the real estate market is very unpredictable.  The method is considered and widely used by the lenders, title companies and title insurance companies all throughout the United States.

Short Dog's in the House

Short Dog’s in the House

$5.58

With Short Dog’s in the House, Oakland’s most sexually explicit MC gave his followers more of what he was known for — X-rated lyrics, a relaxed style of rapping, and addictive, melodic tracks recalling the splendor of ’70s funk. R&B fans who complained that rap on the whole wasn’t sufficiently melodic couldn’t make that complaint about the distinctive Too Short. When his raunchy lyrics continued to come under fire, he maintained that he was simply portraying a character — and that he wasn’t really the ghetto pimp he portrayed. As entertaining as his albums are, Short’s inspired interpretation of Donny Hathaway’s “The Ghetto” makes it crystal clear that he would do well to be more lyrically challenging more often. ~ Alex Henderson, Rovi

For Sale

For Sale

$11.19

Singer/songwriter Tom Burris is also a published author who has taught creative writing, and it’s not impossible to guess that after a listen to his first album, For Sale. Burris is not a bad singer (imagine the love child of Dave Wakeling and Pat DiNizio), and his melodies are solid enough (if a bit on the basic side), but it’s obvious that the real selling point is meant to be his lyrics, and the guy certainly sounds literary as all get out. Burris has a genuine knack for capturing characters and incidents with words, and the best songs here play a bit like short stories, particularly “The Fisherman,” “The Voice of Gideon,” and “Sailor Song.” However, while Burris can certainly write a solid character, he doesn’t always sound quite so comfortable bringing them to life, and while careful scrutiny reveals the diversity of Burris’ themes and approaches, the album sounds awful samey as a casual listen. And while producer John Alagia has created some fine backdrops for Burris’ songs, the singer often sounds a bit low in the mix, which hardly helps matters when the whole show is riding on the lyrics. For Sale certainly shows that Tom Burris has talent, but the album also suggests he has the potential to make a stronger album under different circumstances, and one can only hope that will happen. ~ Mark Deming, Rovi Performers: Jonas Tauber – Cello; Brian Johnsen – Drums, Keyboards; Chris Bittner – Bass; John Alagia – Keyboards, Guitar; Juliann Klopotic – Violin; Rich Kulsar – Drums, Percussion; Tom Burris – Harmonica, Vocals, Guitar

House of God

House of God

$10.38

This pretentious, epic, almost sappy concept record follows lyrical suit with King Diamond’s previous offerings, however, House of God lacks the musical commitment of the artist’s best recordings, Them and Abigal. Rare in his ability to manage a successful solo career with a long-time band partnership, King Diamond was very busy releasing numerous albums, both on his own and with Mercyful Fate in the ’90s. Quantity might have taken precedence of quality as the prolific vocalist and songwriter ended up offering several sub par discs during this period. Long time guitarist and co-songwriter Andy La Rocque joins Diamond, drummer John Herbert, guitarist Glen Drover, and bassist Dave Harbour on House of God. Each member delivers fine performances, but the opportunities to stretch out are rare as Diamond pastes his obtuse prose (more like an album-length short story than poetry or song lyrics) all over mediocre riffs and flat arrangements. Creative ambition and a dark quirkiness are decidedly core elements to Diamond’s appeal, but these qualities often require catalysts to be transforming. A certain amount of intellect and humor are needed to support what can be otherwise bland music. Sadly, there is little in the way of interesting writing or fiery musical performances to enhance House of God, a lesser King Diamond release. ~ Vincent Jeffries, Rovi Performers: Andy LaRocque – Keyboards, Guitar; David Harbour – Bass; King Diamond – Vocals, Keyboards; Kol Marshall – Keyboards
